> We are pleased to host in this issue the interview with Gianni Tognazzi, a highly experienced real estate agent and owner of the Tognazzi Real Estate Agency which has been present in Certaldo for over 10 years.

> Mr. Tognazzi, his agency has been present for several years in the splendid medieval village of Certaldo and operates throughout the Valdelsa area. How did you come up with the idea of starting a real estate business?
The real estate agency was born in 2004 but I came from an entrepreneurial job of a completely different kind, in fact I worked for over 20 years in the footwear sector. I approached the real estate environment for personal needs and private investments and also thanks to the suggestion wife Lucia, surveyor since 1990, I decided to take on this new challenge by starting to attend the qualification course for the role of real estate agent. In September 2004, after obtaining the title to carry out this activity, we inaugurated the Tognazzi real estate agency. After a few months of normal running-in, as early as 2005, the Agency began to make itself known, concluding various real estate transactions.

> How has the structure of your agency and your activity as a real estate agent in the area evolved over the years?
At a certain point my entrepreneurial vocation suggested to me that it was no longer enough just to be a salesman, but that it was necessary to interpret the Real Estate Agency as a small company. This is to be able to offer efficient and professional services, able to satisfy the needs of all customers. In fact, in 2006 my eldest son Gianluca started working with me; also after having obtained the qualification to carry out the profession of real estate agent. Here the first important investments begin, including the purchase of a professional management system, a website, a digital camera and we make the first commercial and advertising agreements with some important real estate portals. Later, with the growth of the staff, the agency needed more space and this is why we quickly moved the headquarters to n.43/45 in Via Cavour, still in Certaldo, in a very central position where it is still located today. and where it has 4 offices, a small reception and two large windows. The need to promote simultaneously and in a more professional way all the properties that the real estate agency deals with, in 2014, another important investment completely changes the advertising of the ads in the window. We have equipped the Agency with 8 digital monitors on which all the offers scroll continuously with detailed descriptions and high-resolution photographs.

> At the end of 2015, the Tognazzi Real Estate Agency joined the Grimaldi Family Network as a Partner. What are the reasons that led you to this choice?
Thanks to joining the L'immobiliare.com circuit, I can now also offer my clients services and consultancy for the real estate purchase and sale of luxury properties (Luxury division) at a national level and those with high added value for the Corporate sector through the Re4Com division. Furthermore, thanks to the presence of qualified and experienced Real Estate Agents in the Network, I hope to be able to collaborate with them in a professional and profitable way.

> Your agency deals with prestigious properties in a tourist area of great interest also for foreigners. When and how did you start collaborating with the foreign market?
With regard to this topic, I am pleased to mention an important adventure that has marked the history of the Tognazzi Real Estate Agency. In 2008 the economic power of the Russian countries prompted my son and me to enter into collaborative relationships with a Russian association. The collaboration was born in order to market valuable properties even outside the Italian borders.

> We know that you are very active in the area in terms of holiday homes. Tell us about Tognazzi Casa Vacanze.
In 2013, the Tognazzi Real Estate Agency was joined by a new family business, that of Tognazzi Casa Vacanze, created and managed by my younger daughter Veronica. Tognazzi Casa Vacanze was born from the idea of enhancing the innumerable tourist resources that this area offers, making known to the whole world, in addition to the already known Florence, Siena and Pisa, the most hidden corners of Tuscany, its small and enchanting villages and his precious campaigns.

> Why would you recommend a tourist to visit these splendid locations and to stay in your facilities?
